RE Participation App is the essential private companion for real estate investors seeking to qualify for Real Estate Professional Status (REPS) or Material Participation. We built RE Participation App with a "privacy-first" philosophy. Your financial data, property details, and activity logs are yours alone—stored securely in your personal iCloud, not on our servers.
Track Real Estate Participation Hours Securely with Unlimited Uploads.
Qualifying for Real Estate Professional Status (REPS) or material participation requires meticulous documentation. Our app simplifies the process:
Add your rental properties and set hourly goals (750+ for REPS, 100+ for STR material participation).
Use the live timer or manual entry to log activities. Attach photos and documents for audit protection.
Export audit-ready CSV reports and attachment bundles for your CPA or IRS documentation.
Experience the full power of RE Participation completely free for 30 days.
To qualify for Real Estate Professional Status under IRS rules, you must spend more than 750 hours per year in real property trades or businesses. Additionally, this time must represent more than 50% of your total personal services performed during the year. Meeting these requirements allows you to deduct rental property losses against your ordinary income, potentially saving thousands in taxes.
Material participation means you're involved in your rental property operations on a regular, continuous, and substantial basis. Qualifying activities include:
Short-term rentals (STRs) with an average rental period of 7 days or less can qualify for material participation under a separate test — without needing full REPS status. Under the 100-hour test, you must participate at least 100 hours per year in the rental activity, and no one else (including contractors or property managers) can participate more hours than you. This "STR loophole" is perfect for high-income W-2 earners who can't meet the 750-hour REPS requirement but still want to deduct rental losses. RE Participation App tracks both REPS (750-hour) and STR material participation goals, so you always know where you stand for each qualifying test.
The IRS can audit your REPS or material participation claims up to 3 years after filing (6 years in some cases). Without detailed, contemporaneous records, you risk losing your tax benefits and facing penalties. RE Participation App creates the audit trail you need with timestamped logs, photo attachments, and comprehensive CSV exports.
